Wyndham Hotels & Resorts is now seeking a Senior Analyst, Portfolio Management and Feasibility to join our team at the Parsippany - 22 Sylvan Way location in ParsippanyNew Jersey.

Job Summary

As a Senior Analyst, Portfolio Management & Feasibility, you will be actively engaged in the efforts to grow the Wyndham Hotels & Resorts system globally, as well as supporting and retaining WHR’s existing portfolio of managed hotels. You will work with members of the Strategic Development team, in coordination with partners primarily in Development and Operations, to support WHR’s hotel management and franchise contract acquisition efforts at every phase of the deal process, from initial deal identification, to feasibility, to underwriting and investment analysis, to diligence and deal structuring, to final approval by the Senior Leadership Teams of Wyndham Hotels and Resorts.

General Requirements

  • Develop and maintain tracking and reporting infrastructure related to WHR’s investments in franchisee and hotel development            
  • Prepare and present financial impact models of potential WHR investments in managed and franchised hotels globally, including operating forecast models, hotel cash waterfalls, investment return analyses, and relevant sensitivity analyses        
  • Prepare and present regularly scheduled reporting and ad hoc analysis for existing and proposed WHR investments globally
  • Assist with business development activities, including preparation of key meeting deliverables and presentations, to give insight into the organization’s achievement of WHR’s room growth objectives
  • Manage 3rd party vendor relationships that primarily support the underwriting team’s ability to perform comprehensive diligence
  • Administer and update workflow processes that support Strategic Development
  • The role involves collaborating with other team members and organizational partners to produce analysis and reporting that will help managers make better-informed decisions. In order to accomplish that task, we rely heavily on various computer applications and communication platforms.

Fundamental Requirements

  • The analyst works closely with the Senior Manager of Logistics and Portfolio Management to create and present portfolio and underwriting reports. The team coordinates with the broader strategic development team to build consensus on work product implementation. 
  • Decision-making authority is minimal, limited to certain decisions related to development of reports and tracking work processes.
  • Similar to the level autonomy, since our team makes decisions based on consensus, the analyst’s view is important as it represents the most detail-oriented perspective.
  • Develop and maintain tracking and reporting infrastructure related to WHR’s investments in franchisee and hotel development (weekly)          
  • Prepare and present regularly scheduled reporting and ad hoc analysis for existing and proposed WHR investments globally (monthly)        
  • Assist with business development activities, including preparation of key meeting deliverables and presentations, to give insight into the organization’s achievement of WHR’s room growth objectives (monthly)
  • Manage 3rd party vendor relationships that primarily support the underwriting team’s ability to perform comprehensive diligence (quarterly)
  • Administer and update workflow processes that support the Feasibility and Investments team (annually)
  • Prepare and present financial impact models of potential WHR investments in managed and franchised hotels globally, including operating forecast models, hotel cash waterfalls, investment return analyses, and relevant sensitivity analyses (weekly)      
  • Conduct industry, market and competitor research. Build relationships with industry contacts to facilitate research capabilities (quarterly)    

Education & Experience

  • Education: BA or BS Degree; a concentration in finance or real estate is a plus
  • Training requirements (licenses, programs or certificates): None
  • Knowledge and skills (e.g. demonstrated ability to work under pressure, or possesses good written and oral communication skills):
    • Attention to detail
    • Strong organizational skills and ability to manage multiple projects and work streams under tight deadlines
    • Exceptional drive and personal initiative
    • Strong business writing and communication skills
    • Excellent interpersonal skills
  • Technical Skills:
    • Familiarity with database management and reporting
    • Experience with workflow processes and customer relationship management systems (e.g., Salesforce, SAP, Oracle)
    • Financial modeling capabilities and familiarity with various types of valuation and investment return analyses
    • Ability to interpret and analyze hotel financial statements and project and model a hotel P&L
  • One to two years of financial performance reporting, and/or work experience at a hotel company, consulting firm, bank, brokerage, or real estate investment firm (e.g., revenue management, accounting, financial planning & analysis, etc.)
  • Unless there is a legal requirement, experience will be accepted for the education requirement.
