Wyndham Hotels & Resorts is now seeking a Senior Manager, Logistics & Portfolio Management to join our team at the Parsippany - 22 Sylvan Way location in ParsippanyNew Jersey.

Job Summary

As Senior Manager, Logistics & Portfolio Management, you will be actively engaged in the efforts to grow the WHR system globally via the strategic deployment of capital. As a member of the broader Strategic Development team, in coordination with partners primarily in Finance, Legal, and Operations, you will develop and maintain the reporting infrastructure to manage the pipeline of WHR commitments and the growing portfolio of active WHR investments.

 

Responsibilities

  • Develop and maintain tracking and reporting infrastructure related to WHR’s investments in franchisee and hotel development
  • Prepare and present regularly scheduled reporting and ad hoc analysis for existing and proposed WHR investments globally
  • Assist with business development activities, including preparation of key meeting deliverables and presentations, to give insight into the organizations achievement of WHR’s room growth objectives
  • Manage 3rd party vendor relationships that primarily support the underwriting team’s ability to perform comprehensive diligence
  • Administer and update workflow processes that support 
     

Complexity

a) Level of decision making authority: Moderate, related to decisions regarding selection and development of portfolio management platforms that will be made in collaboration with the head of Strategic Development.
b) Level of autonomy: The manager will work with the head of strategic development team leader as well as the feasibility & investments team but will have final say on implementation details. In addition, the manager will take the lead on developing a perspective in asset management contingency scenarios.
c) The impact of his/her decision on the organization: Similar to the level autonomy, the role is expected to coordinate approach with the constituent teams (development, legal, and feasibility & investments), and will create reporting and analysis that will be critical for those teams to make informed strategic decisions.
d) What, if any, are the supervisory responsibilities? Role will have one report.


Scope/Financial Responsibility
Describe quantifiable measures that will help ascribe the value of the position. Examples include size of budget, business metrics, etc. Also, describe the impact on revenue, profit or expenses by stating activities that could affect financial results of WH&R.

The Strategic Development team manages the underwriting of the [$40 million] annual budget for development advance note incentives (“DAN”s), and coordinates with operations and accounting to accurately track the deployment of that capital. DAN capital is a tool used by the development sales team to achieve WHR’s long term net room growth target of 2 to 4% per year.

In addition to the capital budget, the team supports the hotel management organization by creating detailed feasibility studies that help potential owners understand our view and expectation of hotel performance, and help our development team “sell” our brands and management services to such owners. The study forms the basis for many of the deal terms (including incentive fee structures) that we include in our management contracts. 
 

Abilities/Key Competencies/Skills

•    Attention to detail with high level organizational skills
•    Ability to interpret hotel financing and operating agreements in combination with financial and other forms of performance reporting
•    Experience with workflow processes and customer relationship management systems (e.g., Salesforce, SAP, Oracle)
•    Thorough understanding of capital markets, especially the debt markets
•    Exceptional drive and personal initiative
•    Highly analytical thinker
•    Strong business writing and communication skills
•    Excellent interpersonal skills
•    Strong organizational skills and ability to multitask across multiple projects and work streams under tight deadlines

 

Experience/Certificates/Education
•    BA or BS Degree; MS Degree a plus; a concentration in finance or real estate is a plus
•    Three to five years of portfolio or asset management work experience at a consulting firm, bank, brokerage, or real estate investment firm

 

Reporting Structure
The senior manager of Logistics & Portfolio Management reports into the head Strategic Development and has an analyst direct report. Feasibility and Investments is part of a larger Strategic Development team led by its VP, with three primary functions: Investment Underwriting, Feasibility, and Portfolio Management.
